Appointing an estate agent, agreeing a valuation, preparing all the necessary marketing materials and launching your listing will typically all be completed in four weeks or less.

2. Viewings, Feedback, Offers & Negotiation

Once people start showing interest, it's time to get them through the door to look around and see your property for themselves. Your chosen estate agent will obtain feedback from them, and encourage the submission of offers near to, at, or even above the asking price. Once a range of offers are tabled, your estate agent will help you negotiate the best deal for all parties in a bid to secure a sale that will go through. Depending on the attractiveness of your property, its location, price, and market conditions, this can all be over in anything from a few days to several weeks.

3. From Sold Subject To Contract, to Exchange of Contracts and Completion

This is the bit that takes the longest, and where there's the most chance of delays occurring. It involves solicitors performing legally required property searches and making sure all necessary paperwork is properly prepared. If your buyer is funding their purchase with a mortgage, their lender will insist on a survey. These practical steps can all take time, usually between eight and twelve weeks but it can be longer if there are problems flagged with surveys, slow responses to legal enquiries, and in the case of long chains and complex transactions.
